The material below are mostly things that we have developed and used for a number of years and found them to be helpful. The files that I want to share with you are listed below with a brief explanation of how I use them:
Nicholas Co. Site Acquisition Criteria: This file contains a description of the site acquisition criteria for our aggressive development site acquisition efforts. Please take a moment to review it so that you are aware of the opportunity to sell a development site to us.Site Acquisition Checklist – This is a “Go By” list that I have developed over the years to remind me of the things that generally need to be determined and analyzed when I and/or one of my clients is contemplating acquiring a vacant site. Since I believe that the primary purpose of a vacant site is for development, I know that at a minimum, all of the information on the list will have to be determined and considered before someone develops the site. If I assemble the information for my client I have demonstrated my professional knowledge and increased my value to the client by saving him time, as well as decreasing the due diligence time required for the client to analyze and underwrite the deal. This work also generally decreases the due diligence and closing time of a contract.
Letter of Intent to Purchase (LOI): I developed this LOI for my use in making offers to purchase for myself and my clients. The form tracks the format of the NTCAR Commercial Contract of Sale form with regard to the major “deal point” provisions. I have used it successfully for several years. For general improvement of the form I asked Robert McTaggart, Attorney withRobert D. McTaggart, P.C. (214.265.1914, robertmctaggart@mctaggartlaw.com) to review and modify, improve and bless the form so that I could disseminate it to you. Robert is board certified in commercial real estate law by the Texas Board of Legal Specialization and is also general counsel for NTCAR. I hope you find it helpful.
County and Municipal Contact Information: I developed this tool to help my staff and myself save time and reduce effort and the procrastination and distraction brought on by not being able to immediately place a call to verify zoning or obtain other pertinent information needed for due diligence or general analysis purposes. Even thought it was a lot of upfront work it is not hard to keep updated, and is very helpful. It is also a great way to keep a summer real estate intern busy. I hope it helps you.
Development Pro Forma Software: This software is produced and marketed by Financial Reporting, Inc. and I have been using it for more than twenty years. It is a great analysis tool for virtually any kind of real estate deal, especially where unit sales are involved.
PrintKey: PrintKey is a free shareware utility and add-on program produced by WareCentral.com. I use it everyday to capture images from my computer screen. You can capture the entire screen or any portion of it. You can then make changes to the captured image and save it in a variety of formats. You can also crop and paste any part of an image from the Internet or any other file. The PrintKey icon resides on your Windows status bar and can be clicked on to bring it up for use. It is a great efficiency tool.
Texas Title Insurance Rate Calculator: This one is self explanatory to a real estate broker who sells or buys property. I keep a shortcut icon on my computer desktop so figuring a title insurance premium is just a click or two away.
